1. Booking, Payment & Check-In Details
Full payment is required at the time of booking to secure your cabin. Your total booking cost may include an additional standard cleaning fee. We may also require a pre-authorisation card hold to act as a security deposit during your stay; this will be detailed during the booking process. Once payment is confirmed, you will receive a booking receipt via email.
We reserve the right to charge an additional deep-cleaning or specialist maintenance fee directly to your payment card (or deduct it from your security deposit) if the cabin, its facilities, or its waterless toilet is left in an exceptionally poor, neglected, damaged, or heavily soiled condition.
Before your arrival, you will receive additional email communications containing your specific cabin access details and a digital Welcome Pack including a site map. Because our site uses a contactless, self-check-in system, you do not need to bring a physical booking receipt on the day. However, please ensure you have your digital check-in details and key code easily accessible on your phone when you arrive.

Vehicle Registration: If you are travelling by car, you must provide your vehicle registration number to us before your stay. This is strictly required to gain entry through our automatic licence plate recognition gate at the base of the site.
2. Conditions of Booking
We reserve the right to decline or terminate the booking of any guest(s) whose group composition or behaviour interferes or may interfere with the general comfort of other guests. In this event, no refunds will be made. Glengarry Forest Cabins and their facilities are intended for peaceful, quiet, and low-impact woodland holidays.
While we warmly welcome respectful, organised group bookings (such as walking clubs, creative workshops, or wellness retreats) by prior arrangement, celebratory party groups (including stag, hen, or similar events) are strictly not permitted.
Each cabin has a strict maximum capacity of two people (including children). This is a condition of our Short-Term Let Licence and cannot be exceeded under any circumstances.
3. Site Rules & Regulations
The person completing the booking is responsible for the conduct of their party. It is your responsibility to read and abide by the following site rules to protect our regenerating woodland, our community assets, and your own safety:
● Parking & Gate Access: Upon turning off the main road, vehicles enter a holding area near the Old Forestry Depot buildings before passing through our automatic licence plate recognition gate. Once through, guests must park in the first two parking bays only, which are marked for guest use. Parking on the access road, in the holding area, or in any other bay is strictly prohibited.
● Service & Emergency Bay Clearance: Beyond the two guest bays, there is a further bay on the right and a bay on the left next to the amenity building (Am Fasgadh). Both of these are strictly reserved for staff, service, and emergency vehicle use, and must be kept completely clear of guest vehicles at all times.
● No Motorhomes: Motorhomes are not permitted on site, as they are too large for our parking bays. Sleeping or staying overnight in any vehicle, including motorhomes and campervans, is not permitted under any circumstances.
● Woodland Tracks & Emergency Routes: The access road past the parking bays continues to a second, closed gate near Am Fasgadh. This second gate and the entire access road must be kept clear of guest vehicles at all times. This is vital to allow emergency services (who hold a universal key to open the second gate) and our cabin team's maintenance vehicle to access the woodland tracks up to the cabins in the event of an emergency. Strictly no guest vehicles are permitted past this second gate or on any woodland tracks.
● Pedestrian Access to Cabins: Guests accept that the cabins are accessed from the parking area via a steep, uneven 10-minute pedestrian forest track, and that luggage must be carried on foot.
● Bicycles & Track Safety: Guests are welcome to bring their bicycles up the hill to the cabins for safekeeping. Bicycles may be stored on your cabin's covered porch or immediately adjacent to the cabin structure, or secured to the ring bolts fitted to the muster point structure in the cabin clearing. Storing bicycles inside the cabin living space is strictly prohibited to protect our hand-built timber interiors. Please be aware that the site does not supply bicycle locks; guests must bring their own and are entirely responsible for locking and securing their bicycles. Guests must transport bicycles up the pedestrian track themselves. Bicycles may only be used on the main track; riding bicycles on the other footpaths around the site is not permitted. The main track is steep, uneven, and shared with pedestrian guests; cyclists must exercise extreme caution, ride at a safe and considerate speed, and watch out for other people on the track at all times, particularly when descending. Riding, pushing, or using a bicycle on the main track is undertaken entirely at the guest’s own risk.
● Terrain Safety: Guests must remain on the designated paths at all times. The surrounding woodland floor features natural hazards, including concealed holes, boulders, and uneven, rocky ground. For your own safety, wandering off the marked paths is strictly prohibited.
● Restricted & Off-Limits Areas: The Old Forestry Depot buildings, sawmill, timber yard, and surrounding work areas are strictly off-limits to guests. These zones contain heavy machinery, hazardous equipment, and active community forestry operations.
● Log Stacks & Timber Piles: Under no circumstances are guests permitted to climb, clamber, or play on any log stacks or timber piles anywhere on the site. Stacked logs are inherently unstable and represent a severe danger of shifting, rolling, and crushing.
● Waterless Porch Toilets: Each cabin is equipped with a hygienic, dry toilet system utilising a fresh, disposable liner replaced between every stay, alongside an adjacent urinal. Guests must use the facility in strict accordance with the provided instructions (all users must sit to urinate on the main seat, or utilise the standing urinal). Only human waste and the provided biodegradable toilet paper may be placed in the toilet. Throwing wet wipes, sanitary products, plastics, or rubbish into the toilet is strictly prohibited. Guests will be billed for any specialist clearing, manual cleaning, or servicing costs resulting from misuse.
● Water Safety: The water in the cabin porch basin is strictly for handwashing and is not safe to drink. Guests must collect potable drinking water from Am Fasgadh using the bottles provided.
● Am Fasgadh (Amenity Building) Communal Use: Am Fasgadh is open 24/7 and is kept warm with sustainable underfloor heating. The building houses flushing toilets, shared showers, Wi-Fi, and device charging points. The main communal area is a single large, open-plan space containing a shared kitchen, a dining area, and comfortable armchairs. Outside, there is a patio area equipped with picnic benches. Because this is a shared facility, guests must be mindful and respectful of other users at all times. Please tidy up after yourself, wash and dry your own dishes, keep noise to a minimum, and ensure that communal areas are left clean and accessible for fellow guests.
● Shower & Hot Water Etiquette: Underfloor heating and hot water at Am Fasgadh are powered sustainably using a solar-energy system and wood offcuts from our on-site community sawmill. While the system is continuously topping up, the hot water supply is limited at any one time. To respect your fellow woodland guests and ensure everyone can enjoy a hot shower, please keep your showers brief and avoid excessive hot water use.
● Off-Grid Cabin Power: Electrical power inside each cabin is supplied solely by an EcoFlow Delta 2 power station. These batteries are monitored remotely and swapped out for recharging ahead of your arrival. It is designed only to support cabin lighting, basic personal device charging (phones/laptops), and the provided small kettle. It is not designed to power any other personal appliances. For your safety, do not move the unit from its designated space in the cabin. Keep the unit away from liquids; do not place anything on the unit or cover or block its cooling fan. Do not attempt to open, dismantle, or repair it. The unit should not be operated by children. If you notice any damage, unusual smell, or fault, stop using it and contact us immediately. This electrical system is not suitable for powering medical or life-critical equipment (including CPAP or sleep apnea machines). The site accepts no liability for power interruptions or battery depletion.
● Indoor Wood-Burning Stoves: Your cabin's stove sits on a dedicated protective hearth plate and must be operated strictly in accordance with the provided instructions. The stove is for heating only (it does not feature a cooking hotplate). Only the firewood and firelighters supplied by the site may be burned; guests must not burn forest timber, gathered wood, paper waste, or use liquid accelerants. The stove door must only be left slightly ajar during the initial lighting phase and must remain closed at all other times. Clothing or wet gear must never be hung on or near the hot metal surfaces. To protect the cabin's wooden floor, any metal fire implements must always be placed on the protective metal hearth plate or hung on the provided stand, and must never be placed directly onto the wooden floorboards.
● CCTV & Security: For the safety of our guests, staff, and community assets, continuous 24-hour closed-circuit television (CCTV) cameras are active around the main car park, the NPR gate, and the Old Forestry Depot buildings.
● No Pets: Strictly no dogs or pets are permitted on the site at any time. Assistance dogs are legally exempt; please contact us before booking.
● No Fires: No outdoor fires, fire pits, or BBQs are permitted under any circumstances due to the sensitive woodland environment and high fire risk.
● Quiet Hours: To respect our neighbours and the local wildlife, quiet hours are strictly enforced between 10:00 PM and 8:00 AM.
Failure to comply with these terms may lead to termination of the contract and loss of the booking without refund. Glengarry Forest Cabins reserves the right to ban individuals from future use of the cabins.
4. Children
For the purposes of these terms, a child is considered to be anyone aged 16 or under. Children over the age of two are welcome, provided they are included in the maximum two-person capacity limit per cabin. Children remain the responsibility of their parents or guardians at all times. Due to the steep terrain, natural woodland hazards, open wildlife ponds, and restricted machinery areas on site, you must provide continuous, close supervision for them at all times.
5. Holiday Amendments & Cancellations
● Circumstances beyond our control: We cannot accept responsibility or compensation for circumstances beyond our control, including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather, and acts of government.
● Severe Weather & Safety Cancellations: As our cabins are located within a woodland, guest safety is our absolute priority. In the event of severe weather forecasts (such as extreme gales or storms with a risk of falling trees), we reserve the right to cancel your booking at short notice for safety reasons. In this exceptional circumstance, you will be contacted immediately and given the option to transfer your booking to an alternative date or receive a full refund.
● Amendments to your booking: After you have paid in full, you may wish to change some elements of your stay (e.g., duration). We will try to meet your request. If you need to cancel your booking, the following refund terms apply: cancellations made 14 or more days before arrival will receive a full refund; cancellations made between 7 and 14 days before arrival will receive a 50 per cent refund; cancellations made within 7 days of arrival will not be eligible for a refund. Failure to arrive without a satisfactory explanation or a written cancellation will not entitle you to a transfer of stay or refund.
● Pricing Errors: Despite our best efforts, it is always possible that a holiday may be incorrectly priced. In such an event, we may contact you and give you the option to either pay the correct price to retain your booking or cancel your booking and receive a full refund.
● If we cancel your booking: We always endeavour not to change the date or cancel your booking, but in exceptional circumstances this may be necessary. We will inform you of the change of date or cancellation as soon as possible and give you the options to: accept alternative arrangements, choose another available stay at the advertised price, or cancel your holiday with a full refund.
6. Liability
Anyone defacing or causing damage to any cabins, equipment, or property of the site faces immediate eviction and prosecution. The Guest will be responsible for and charged for any damage/loss caused by themselves or their visitors to the cabin or to any site facility or other resident's property. Your personal belongings, vehicles, and their accessories and contents are left at your own risk. Glengarry Forest Cabins, the Benefit Society, the Trust, or its staff will not be liable for the loss, theft, or damage of any property nor for any injury, accident, or mishap to any person on the site.
Specifically, the site accepts no liability for:
● Any slips, trips, falls, or injuries sustained by guests who leave the designated paths, climb on log stacks, or trespass into restricted, off-limits areas such as the Old Forestry Depot and sawmill.
● Any slips, trips, falls, collisions, or injuries sustained while riding, pushing, steering, or transporting bicycles on the steep pedestrian forest track or surrounding woodland paths.
● Any theft, loss, damage, or interference regarding personal bicycles, safety equipment, locks, or accessories brought onto the site by guests or their visitors.
● Any illness, bites, stings, or allergic reactions resulting from an encounter with native Highland flora and fauna, including ticks (and tick-borne illnesses such as Lyme Disease), midges, or wasps.
● Any failure, interruption, or depletion of the cabin’s off-grid battery power, including any consequences this may have on unapproved medical devices or personal equipment.
Guests are responsible for ensuring adequate insurance cover for themselves and their property against any unforeseen eventuality.
7. Data Protection
The information taken at the time of booking is required to be collected for the purposes of processing your reservation with us in accordance with UK GDPR. We will never sell or share your data with unauthorised third parties for external marketing purposes. Continuous CCTV operates on-site for security and crime prevention. Images and footage are handled securely in strict compliance with our Privacy Policy and UK GDPR.
